Mr. Puccio is a seasoned real estate acquisition executive, having over 15 years in commercial real estate experience with a focus on mid-size mixed-use and retail projects. He brings a high level of expertise and vision to the Begonia organization, running over $150MM of transactions over his tenure in the real estate development space. Mr. Puccio currently serves as the Vice President of Acquisition and Development for Begonia’s operating entity and serves in the capacity as a board member within the investment company, overseeing the acquisition of land for new construction projects in the amount of $35MM with yields of 800+ residential units for the organization. He is responsible for strategically leading the acquisition of land to identify multi-faceted market opportunities for the organization’s legacy real estate portfolio of multifamily, mixed-use and retail developments. This includes site selection for proposed opportunistic developments, due diligence analysis for accept/reject decision & test-fit framework, pricing model, land planning concept to production, zoning laws and regulations, forward planning and revenue projection & generation. He is directly responsible for expanding Begonia’s real estate portfolio, overseeing the acquisition of land for new construction commercial and residential developments in the California, Arizona and Nevada markets. He leads the acquisition and development of Begonia’s mixed-use master planned communities portfolio determining the strategic vision of the communities land-use and community offering. He manages all market research and analysis for the company to determine overall strategy and structure.
Mr. Puccio holds a Bachelor degree from the California State University of San Marcos and is a licensed California State Real Estate Agent. Prior to joining Begonia, he worked with several Fortune 500 companies in the capacity as a Director of Real Estate and Development & Director of Corporate Development. Mr. Puccio is an active member of the Building Industry Association of Southern California, Urban Land Institute of Orange County/Inland Empire, and International Council of Shopping Centers.
Mr. Puccio was appointed by Carlsbad City Council in early 2022 to serve on the City of Carlsbad Design Review Committee. The position will focus on creating objective language within the city’s design guidelines to preserve the community character. The committee will set standards for all multifamily and mixed use projects in Downtown Carlsbad.
